Villa Apartment

Included within the house complex is a self-contained apartment, located on a lower level to the house beyond the swimming pool and main patio. You can reach the apartment from the house using a flight of steps that lead down from the south facing terrace.

Vehicle access is provided via a separate gravel drive that leads from the top of the main drive to a parking/turning zone in front of a set of curved privacy walls. A fabric sail provides appropriate shade for the parking area.

The entrance to the apartment building consists of a set of 3m wide aluminium sliding patio doors. These doors are double glazed: featuring a fly screen and motorised aluminium shutters that are controlled both externally and internally.

The contemporary open plan design of the interior is fitted out with high quality materials similar to those utilised in the main house. Large porcelain tiling runs throughout the apartment, keeping the space cool and fresh, whilst making it incredibly easy to clean and maintain.

The apartment is equipped with many mod-cons, including a well equipped modernist kitchen, contemporary bathrooms and high speed wi-fi connected to the main fibre optic internet supply located in the house.

Kitchen & Dining Area

The kitchen features an island with an “L” shaped breakfast bar and incorporated built under Siemens refrigerator and freezer. The kitchen cupboards are constructed with solid acrylic Parapan doors and incorporate various drawers, a magic corner and a built under Siemens washing machine. The island and wall counter height units are finished with a solid red quartz worktop and upstands.

The kitchen workspace includes a four ring halogen hob and a stainless steel double sink with a drainer and flexible mixer tap. Behind the hob is a full width red quartz splash back with a Siemens vented extractor fan above. A floor to ceiling brick built recess incorporates a Siemens combination microwave oven and storage cupboards.

Lounge

The lounge area comfortably accommodates a three-seater sofa, with plenty of space for occasional seating. Opposite the seating area is a recess to accommodate a TV and entertainment centre.

The outside wall features a glass fronted wood burning fire, vented through an external chimney that extends up and above the roof terrace.

Between the kitchen and living room zone there is an area that can be either used as an optional dining or provide space to set up a small study or workstation area.

The inside wall has a wall mounted convector unit providing heating and cooling to this part of the apartment.

Bedrooms

The apartment features two bedrooms that can both accommodate a double bed and bedside table. Each bedroom has built-in wardrobes with sliding doors, with fan assisted convector units above that can be controlled via remote thermostats. The wardrobe, in the second bedroom which is accessed via the lobby off the kitchen, incorporates a built in manifold for the distribution and isolation of the water for the apartment’s heating and cooling system.

Both bedrooms benefit from large aluminium patio doors. These provide easy access to the patio and outdoor living areas surrounding the apartment, as well as the steps leading back up to the main house.

The master bedroom is accessed beyond the lounge area and features its own en-suite bathroom, with a wet room style shower and tempered glass screen. There is also a wall hung wash basin with mixer tap and a floor standing toilet with a concealed water tank. It also incorporates a hot water radiator for drying towels towels.

Bathroom

Off the kitchen area is a small lobby with two doors providing access to the second bedroom and bathroom.

The galley bathroom design is fully tiled, with a wet room style shower sectioned off with a wall and tempered glass screen. The inside wall has a wall hung wash basin and mixer tap, a floor standing bidet and toilet with a concealed water flushing tank. There’s also a hot water radiator for drying towels towels.

Outdoor Facilities

To the front of the south facing apartment is a wide terrace and teardrop shaped decking area; ideal for sunbathing and outdoor dining. A mature oak tree sits within a gravelled area providing dappled shade and good protection from the sun.

Built into the apartment privacy walling is a tiled work surface, which accommodates a gas fired Beef-eater BBQ and space for food preparation. Enclosed ventilated storage cupboards house the bottled gas supply for the grill.
