The villa property is situated in an elevated position on the outskirts of the small village of Chada Nova. The nearest main town of Ourique is just 10km away along the nearby N123 road.

The house and apartment sit within 3.2 hectares (8 acres) of undulating land. The landscape is partially wooded with mature cork oaks and holm oaks, supplemented with ornamental trees and extensive hard landscaping.

Land Boundaries & Landscaping

Approximately one third of the land is fenced off for easy maintenance. The villa property is accessed via a walled entrance gate, featuring stone clad floral planters and double electric gates. From there an edged driveway leads up to the main house, flanked along one side with Atlantic pines.

The landscaped areas of the property are fully irrigated and planted with carefully selected climate tolerant trees, grasses and other vegetation. The decorative use of gravels and rocks, along with weed inhibiting fabrics, reduces maintenance to a minimum. The hard landscaping incorporates plenty of seating, as well as walls and screens to provide shelter from the sun and wind.

The unenclosed areas of the property consist of agricultural land, suitable for crops and livestock grazing.

Water & Heating Systems

All water requirements are provided by a deep borehole. The head is protected by a stone clad building that also incorporates wood storage. Drinking water is obtained using a filter and sanitising system.

Solar panels provide hot water to a 300 litre insulated storage tank. Secondary water heating is supplied using an addition air sourced heat pump and electric immersion heater if required.

Heating and cooling to the property is supplied via an air sourced heat pump, which can also be used to heat the water and pool if required. The heat pump machinery is housed in a purpose built brick building with a sedum roof that blends into the garden landscaping.

The foul water systems are connected to an underground purpose built fosse.

Pool Room & Equipment Storage

The entrance to the pool plant room is located at the bottom of the steps leading from the house to the apartment. The plant room houses:

• Two filtration and sanitising systems for the pool and tub,
• Drinking water filter and sanitising system.
• 300l hot water storage tank
• Electrical control systems for the borehole pump, solar, heat pumps and pool systems.

There is also a large equipment storage room on the opposite side of the apartment. It provides ample storage for gardening and maintenance equipment and it’s large enough to store items like bicycles or a folding table tennis table.

Vehicle Access & Parking

The house and apartment have separate gravel driveways. The apartment drive leads to a turning/parking area with provision for a sail shade-cover.

The house driveway leads to a drive through garage with automatic shutter doors to the front and rear. The large garage is complete with an electric vehicle charging point.

The house drive circulates around the perimeter of the house at a lower level. On the left of the drive back to the front of the house is an additional large brick “armazene”, with ample storage space for large land maintenance machinery, wood etc.
