Property Location

The property is situated in an elevated position on the outskirts of the small village of Chada Nova, located on the N123. The nearest main town is Ourique, which is just 10km away.

The main living areas are orientated towards stunning south views of the surrounding rural landscape.

There are a few neighbouring homes in the immediate area, but they are far enough away for the house and apartment to feel very private, whilst being close enough that you feel like you belong to a small community.

The property is set in 3.2 hectares (8 acres) of undulating land, partially wooded with mature cork oaks and holm oaks. Additional ornamental trees have been added as part of the lush landscaped gardens.

Approximately one third of the land is fenced for easy maintenance with the remainder suitable for grazing or cultivation. The enclosed area is accessed via a block paved, walled entrance with double electric gates and stone clad floral beds. The edged driveway leads up to the property and is flanked on one side by Atlantic pines.

The area around the property is fully irrigated and landscaped with carefully selected mature climate tolerant planting. Maintenance of the planting is minimal due to the use of weed inhibiting fabrics beneath the liberal use of decorative gravels and rocks.

The entire complex provides a spacious 250m² of living living area. This is split between the 170 m² two bedroom house on the upper level and an 80 m² two bedroom apartment situated beyond the swimming pool on the lower level.

Starting with the main structure, the external walls are constructed of honeycomb “Ziegler” blocks, which are used for their beneficial thermal qualities.

The insulated tiled roof of the main house has internal exposed treated wood beams separated by white coated plaster board.

All external windows and patio doors are constructed of thermally rated powder coated aluminium with double glazed units. Each set of doors has electric or manual operated aluminium shutters, which are insulated for increased thermal and security properties.

The floor tiling is consistent throughout the house, utilising large high quality Revigres porcelain tiles. Bathroom wall tiling is either by Revigres or Porcelanosa.

All internal doors are bespoke and hand made with solid Wenge wood and feature metal inserts.

The air conditioning throughout the property is provided by an air sourced heat pump, with fan assisted and thermostatically controlled convector units.
